Building a Villa on Koh Samui: What to Know Before Starting Your Project

Last updated: 5 September 2026

The idea can sound simple: find a plot on Koh Samui, choose a design and a contractor, and start building.

In practice, developing your own property on the island is very different.

The most important element is not the house design. It is having the right local team.

On Koh Samui, you need to know who to work with. Reliable architects, contractors and specialists matter, but so does having experienced people who know how to assess them, coordinate their work and respond when problems arise during the project.

Finding a construction company online is not the same as having a trusted network of people on the ground.

Local connections cannot be built remotely in a few weeks

Someone living thousands of kilometres from Koh Samui and planning their first project here starts without the knowledge that local investors build over years.

They do not yet know who is reliable, who can be trusted, what problems may arise during construction or who can solve them effectively when they do.

And during a build, decisions need to be made continuously.

Managing a project entirely from abroad, without a trusted team of your own on the island, therefore carries significant risk.

Understanding local realities is also about protecting your investment

Building a property involves much more than contractors.

There is the land and its legal status, whether the intended project can actually be developed, permits, agreements, payments and the appropriate protection of the investor’s interests.

Some of the rules and practices in Thailand differ from those international investors may be familiar with at home.

A lack of understanding of local regulations and realities can lead not only to costly mistakes, but also to greater exposure to unreliable counterparties or arrangements that do not properly protect the investor.

A strong local team is therefore not an optional addition to the project. It is one of its foundations.

Our perspective

You can have the right budget, an excellent plot and a very good design and still face major problems bringing the project to completion.

On Koh Samui, people, experience and a trusted network of local contacts have enormous value.

That is why, when looking at a private development project, we focus not only on what is going to be built. Just as important is who will make it happen and how the project will be brought to completion.

Thinking about your own project on Koh Samui?

You do not have to build a local team from scratch or learn the market through trial and error.

NUMENA Development can manage the process on the ground, drawing on local experience and a trusted network of specialists.

Whether you are considering a single villa or a larger investment project, we can start with a conversation about what you want to create.
